ZapMatch Malaysia (“ZapMatch,” “we,” “us”) is a demand-first, agent-to-agent co-broking platform for Malaysian property agents. The platform facilitates introductions between buyer's agents (demand agents) and listing agents (supply agents). ZapMatch does not transact property, does not hold money, and does not represent buyers or sellers directly.
By creating an account, you agree to these Terms. If you do not agree, do not use the platform.
You must be a registered real estate negotiator (REN) or estate agent (REA) in Malaysia, licensed by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP) or the relevant authority. By registering, you confirm that your REN/REA number is valid and belongs to you.
We reserve the right to verify your credentials and suspend or terminate accounts where verification fails or fraudulent credentials are detected.
You are responsible for all activity under your account. You must not share your login credentials. You must keep your REN number, phone number, agency name, and contact details accurate and up to date.
You must not impersonate another agent, create multiple accounts, or use the platform for any purpose other than legitimate property co-broking.
Buyer and tenant personal information (name, contact, budget, requirements) shared through signals is confidential. You may only use it for the purpose of facilitating a co-broke introduction. You must not:
Violations of buyer privacy are grounds for immediate account termination and may be reported to the relevant authorities.
Credits are used to reveal buyer contact details. Credits are non-refundable unless a technical error prevented the reveal. During the beta period, all reveals are free for verified agents.
Pro subscriptions are billed monthly via Stripe. You may cancel at any time. Cancellation takes effect at the end of the current billing period. No refunds are issued for partial months.
Purchased credits expire 12 months from the date of purchase. Credits awarded as part of the beta programme do not expire during the beta period.

We calculate a Trust Score for each agent based on activity, REN verification, response rate, and co-broke completions. Low trust scores may limit your access to certain features. We reserve the right to flag, restrict, or terminate accounts at our discretion where we determine conduct violates these Terms or harms other users.
ZapMatch and all related content, design, and software are owned by or licensed to us. You may not copy, modify, or distribute any part of the platform without written permission.
Content you post (signals, notes, listings) remains yours. By posting, you grant us a licence to display and process it within the platform for the purposes of matching and co-broking.
ZapMatch only facilitates an introduction between agents. We are not a party to any co-broke arrangement, negotiation, commission split, tenancy, sale, or other transaction that arises from an introduction made through the platform. Once contact is exchanged, everything that follows is solely between the agents (and their respective clients).
You are solely responsible for: conducting your own due diligence; verifying the other agent's identity, licence and authority; agreeing your own co-broke and commission terms in writing; complying with BOVAEP/LPPEH rules, the Malaysian Estate Agency Standards, AMLA, and all applicable laws; and the conduct and outcome of any transaction you pursue. ZapMatch accepts no liability for any loss, dispute, unpaid commission, or damage arising from a co-broke or transaction.
Signals, listings, budgets, financing status, property details, agency details, and all other information on the platform are provided by agents and users themselves. Beyond verifying REN/REA registration, ZapMatch does not independently verify this information and does not warrant that it is accurate, complete, current, or genuine. It may contain errors or be out of date.
You must independently verify any information before relying or acting on it. ZapMatch is not liable for any reliance on information posted by other users.
The platform is provided “as is” and “as available” without warranties of any kind. To the maximum extent permitted by Malaysian law, ZapMatch's total liability to you is limited to the amount you paid to us in the 12 months preceding the claim.
By posting signals, listings and requirements, you agree that ZapMatch may compile, analyse and produce aggregated and anonymised statistics and market-intelligence insights from platform data — for example, how many buyers are active in an area, typical budget ranges, property-type demand, and financing-profile trends.
Such aggregated data is stripped of anything that could identify you, any individual buyer, any agent, or any specific signal, listing or contact, and is reported only at a grouped level (with small groups suppressed). ZapMatch may use, publish, license or sell these aggregated and anonymised insights — including to property developers, financial institutions, funds and research partners — as part of its business. We never sell or disclose your personal data, your clients' personal data, or any individual signal, listing or contact detail. This is consistent with the Malaysian Personal Data Protection Act 2010 (PDPA).
We may update these Terms from time to time. We will notify you by email or in-platform notification at least 14 days before material changes take effect. Continued use of the platform after the effective date constitutes acceptance of the updated Terms.
These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.
